Del E. Webb Investment Properties, Inc. (AMEX: DWP) | California Real Estate Investment Trust (NYSE: CT)
Between 1983 and 1989 Mr. Berger raised capital through various National Association of Securities Dealers (NASD) brokerage houses through an unlisted vehicle, Commonwealth Equity Trust, which later acquired Del Webb. Subsequently, the company was renamed The B & B Real Estate Investment Corporation (BBR). BBR later purchased shares in DelWebb and in 1989 merged with CalREIT.
The merged company held combined assets of $58 M.

Placer Ranch Partners | UCM
Placer Ranch is a 2,213-acre master planned community situated in Roseville, California. In 1990 Mr. Berger negotiated a 31% interest in Placer Ranch Partners in exchange for 680 acres.
The venture's value when formed was in excess of $50 M.

Koko Marina Center | UCM
The 222,000 square foot waterfront shopping center and 200-slip marina is situated on 15 acres in an upscale section of Honolulu known as Hawai'Kai, one mile from the popular Hanana Bay on the Island of O'ahu. Prior ownership had established a largely tourist-driven economy. Vacancy was 35%.
In 2003 UCM acquired the property for $14 M and immediately sought to reposition the site into a thriving, largely locally-driven, high-end retail and entertainment destination site.
Property reached 98% occupancy in six months. UCM sold its interest in 2014 at a property value of $21.5 M.

University Village Shopping Center | UCM
When UCM acquired University Village in 2001 for $9.2 M, the vacancy was 25%. By YEAR the property was 100% leased. In May 2012, it was appraised with a value of $19.3 M and in August 2012 was assessed with a replacement cost of $23.2 M.
Granite Bay Village Shopping Center | UCM
UCM purchased the center for $8.2 M in 2003 and in May 2012, the property was appraised for $12.1 M. Occupancy at time of acquisition was 50%, climbing to 91% in 2012. Estimated replacement cost value in August 2012 was $21.8 M.

Mr. Berger acquired three Holiday Inn properties in one transaction, the equivalent of approximately 600 rooms, from Mr. Hammons.

Mr. Benevenuti is best remembered for developing Sacramento's Renaissance Tower, the Hyatt Regency and Arco Arena/Power Pavilion.
Mr. Berger participated in joint ventures for the ownership and management of the Renaisssance Tower, the first premier high-rise in the Sacramento market at the time, as well as various other land and building developments.
